Buying a home for your family is very different to buying an investment, as we have so many different aspects to take into account.  While of course we consider the numbers, because hey, nobody wants to pay too much for a property and you need to protect yourself from over capitalising, it's more often than not, the feel and the vibe which are the most important to any potential home purchaser.

  • We'll discuss your property goals.  What are your 'non negotiables' and what your dream home looks and feels like.  Are there any deal breakers I need to know about?
  • I'll use my industry contacts to find suitable properties, whether they're already listed or are coming up soon- off market.  
  • I'll inspect and decide on a shortlist of properties, as dictated by market availability. I'll then prepare a detailed report on each of the shortlisted properties, including all relevant property and area market data so you can be confident you're buying at the right price. 
  • You'll receive a shortlist of homes that have been thoroughly researched to ensure they meet your criteria.  I'll note any deviations from your goals, highlight any issues, making suitable recommendations and give you my professional opinion on the suitability of each property for YOU.  100% independent, no BS. If nothing I propose is right for you, we'll learn a bit more about what you're after and then I'll start again. 
  • We'll discuss your shortlist, I'll help you decide which properties to inspect (it might be just one or it could be 2 or 3) and then we'll further discuss our offer strategy and budget parameters. 
  • I'll negotiate on your behalf, always communicating with you along the way and liaise between the selling agent, you and your conveyancer or solicitor to keep the transaction running smoothly.  I'm always on YOUR side.  Always.
  • All necessary inspections will be arranged through my network of contacts and I'll organise all utility connections for you and even the removalist!  I can hook you up with my preferred cleaners, builders, gardeners and various other local contacts.
  • I will conduct the final, pre-settlement inspection for you and make sure everything's in order for move in day.  Then, we celebrate!  Cheers.
